所属部署

Facilityチームに所属し、敷地内施設の全般(建築設備、電気設備、空調設備、給排水衛生設備、施設清掃業務、ランドスケープ等)の定期点検、維持管理・メンテナンス・委託業者管理・工事等の発注、施設の計画業務、チームマネジメント、プロジェクトサポートを行う。

主な業務内容

  1. 施設・建物全般の維持保全業務及び適切な運営管理を行う

  2. ヒト・モノ・カネの資産を管理する

  3. 社内調整、仕様検討、工事計画、工事発注、見積査定・交渉、現場監理と一連の業務を管理する

4. 点検計画、予防保全計画、修繕計画、中長期保全計画、コスト管理を行う

5. 業務委託業者(各ビルメンテナンス業者)の管理を行う

6. 関係各官公庁との窓口、交渉、届出業務を行う

7. チームメンバーの労務管理、育成を行う

8. 社内外関係者との調整業務を行う

9. 社内プロジェクト、イベント等、戦略的な会社事業の達成に向けた業務をおこなう

10.法に準じた施設の運営・改修等の管理監督をおこなう

資格

  • テーマパーク、レジャー施設や商業施設等でのメンテナンスや工事管理等の実務経験

  • 工事発注管理経験

  • 現場での施工管理経験

  • 建築・電気・空調・給排水衛生の基本図面を読む事ができ、自ら点検、簡単な修繕の経験

  • 施設の予防保全計画の策定経験があれば尚可

  • 高所作業車運転免許があれば尚可

  • 電気工事士、第3種電気主任技術者、消防設備士があれば尚可

  • 英語でのコミュニケーションが行えると尚可

  • 普通自動車免許

  • 5人程度以上のメンバーの管理経験

契約条件

  • 年間変形労働制(週37.5時間が目安/最大週40時間)

  • 週末や夜間の勤務が発生する場合がある

  • 土日祝、年末年始、ゴールデンウィーク、お盆は休日ですが、運営の状況により勤務する場合あり

Department

The Facility team is part of the Facility team and is responsible for regular inspections, maintenance, contractor management, ordering of works, etc., for all facilities on site (building equipment, electrical equipment, air conditioning equipment, plumbing and sanitation equipment, facility cleaning services, landscaping, etc.), planning work, team management and project support for the facility.

Selection Criteria

Key Responsibilities

1.Maintenance and appropriate operational management for electrical relations of facility and overall building

2.Managing human, material and financial assets

3.To consider specification of work, schedule, order placement, verifying quotation and negotiation, and execute those actual work with a site supervisor

4.Planning for inspection, preventive maintenance, repair, medium-to-long term maintenance, and cost management

5.Management of contractors (each of building maintenance vendor)

6.To play a role as a contact person with governmental authorities and submitting application

7.Coordination with related individuals internally

8.Undertake internal projects, events and other tasks aimed at achieving the company's strategic projects.

9.Manage and supervise the operation and renovation of facilities in accordance with legislation.

Qualifications

  • Experience in facility maintenance or work management in theme parks, leisure industry, commercial facilities, etc.

  • Experience of work order management

  • Experience of construction management at site

  • Able to understand basic architectural, electrical and mechanical drawings and be able to inspect and make repairs quickly by themselves.

  • Experience of creating preventive maintenance plan of facility would be preferable

  • License of aerial workstation would be preferable

  • The license for electrical worker, the third-class electrical chief engineer, or fire defense equipment officer would be preferable

  • Applicant must be fluent in Japanese. English communication skill would be preferable

  • Regular driver’s license

  • Experience of managing a minimum of around 5 members.

Terms and Conditions

  • Variable work hours per year (approx. 37.5 hours per week / max. 40 hours per week)

  • Weekend and evening work may be required.

  • Work may be required on Saturdays, Sundays, public holidays and during peak periods (New Year, GW and Obon).
