Job Summary:

EMCOR Facilities Services has an immediate opening for a Maintenance Technician in Mitchel Field, NY (Monday – Friday from 7:30am – 4:00pm). The Technician will report daily to the customer Facility Manager and support him/her to provide quality workmanship and high work standards to maintain a professional working environment. Primary responsibilities are responding and providing service and feedback to the customer on any building operational concerns as well as performing general maintenance of equipment as required. Knowledge of and capable of performing minor plumbing, carpentry, painting, electrical, flooring and various general tasks assigned listed below. Qualified applicants must be a US Citizen, possess a valid driver’s license and have at least 3 to 5 years of hands-on experience in facilities maintenance and dealing with a wide range of general type services. Must possess excellent customer service and communication skills with the ability to be on-call during non-business hours. This position requires applicant to possess an “Active Secret Security Clearance or have the ability to obtain a security clearance and willing to immediately complete/provide the documentation required to obtain.

Essential Duties and Responsibilities:

  • Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.

  • Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).

  • Competently maintains, troubleshoots, and performs equipment repairs. The Maintenance Technician is responsible for:

  • Communicating effectively with the client Facility Manager to determine service needs. Reports any operational concerns to the client and supports client sub-contractors while performing service on site.

  • Perform general maintenance activities, clean up, table/chair set ups, sign making, assisting other technicians, moving and re-arranging of furniture and electronic equipment, etc.

  • Minor electrical work replacing light bulbs, (fluorescent, incandescent, etc.), ballast, lenses, wall outlets and switches.

  • Performs a wide variety of corrective maintenance work requests such as replacing floor tiles, carpet tiles, ceiling tiles, sheetrock, spackling, painting, repair furniture, vertical blinds, locks, etc.

  • Assist the team in maintaining, operating and troubleshooting the HVAC heating, ventilating, air conditioning, air handling units, data room cooling units and general maintenance issues.

  • Installs, maintains and repairs minor plumbing/piping, toilets, urinal, sinks, sensors for automatic flush kits, drains, associated equipment and components located in the interior and exterior of the building.

  • Conducting routine and on-going assessments of the building system operations.

  • Performing exterior rounds & inspections while ensuring the property is free of trash and debris.

  • Perform Universal waste material collection, logging and the preparation for disposal. Load and unload of material delivered or shipped via truck. Capable of lifting 50 lbs.

  • Communicate effectively with coworkers, customers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.

  • Other duties may be assigned as deemed necessary by the Site Manager.

Qualifications Requirements

  • High School diploma (or equivalent) required. 2 years of training through an accredited trade school or college; certificate/degree preferred.

  • 3-5 years previous facilities maintenance experience and/or training required. An equivalent combination of training, education, and maintenance experience is acceptable.

  • Valid US driver’s license

  • Must have an Active Security Clearance OR the ability to obtain a secret clearance to qualify for position.

  • EPA approved CFC certification is a plus.

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or associates of organization.

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Ability to perform various general-type maintenance tasks. The ability to write routine reports and correspondence utilizing basic computer skills and ability to communicate via email and internet use. 1-2 years’ experience with Microsoft Office Word, Excel and PowerPoint is required.

Competencies:

  • Excellent customer service and communication skills.

  • Able to demonstrate general plumbing, electrical and carpentry skills. Ability to use hand and small/large power tools.

  • Must have experience and knowledge to complete the responsibilities/duties listed above.

  • Able to demonstrate a general understanding of building systems and operation including HVAC, plumbing, electrical, Life Safety Systems, building envelope.

  • Time management skills to coordinate and supervise the client sub-contractors while on site and manage to complete the daily routine tasks assigned.

  • Ability to operate a personal computer, cell phone; and/or electronic tablet

  • May need to support non-customary schedules and weekend work.

While performing the duties of this job, the Technician is regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. The individual frequently is required to climb stairs and ladders. The individual must regularly lift and/or move up to 70 pounds, at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.

Work Environment:

Moving mechanical parts and high, precarious places

Occasional exposure to:

  • Fumes or airborne particles

  • Toxic or caustic chemicals

  • Risk of electrical shock and vibration

  • Moderate to high noise levels

  • Outdoor weather conditions (including extreme cold, extreme heat).

The following safety equipment may be required: steel toecap shoes, hearing protection, hardhat eye protection and hair protection.
