Georgia Military College is announcing an opening for the Assistant Maintenance Manager. This position will a ssist in managing, planning, and coordinating maintenance and repairs of all campus facilities at all GMC locations as required assist in coordinating contractor efforts and maintenance personnel efforts to support all facilities repair and maintenance requirements, and includes oversight of electrical, plumbing, carpentry, masonry, finishes, HVAC and associated control systems, lock systems, and outside lighting.

Qualifications

POSITION REQUIREMENTS:

  • Have a broad general knowledge of carpentry, plumbing, electrical, roofing, door hardware, and fire safety practices.

  • Have a general working knowledge of local, state, and federal code requirements for all areas of construction.

  • Be familiar with reading various blue prints, maintenance schedules, technical publications and wiring diagrams.

  • Be familiar with safe work practices to include entering confined spaces, electrical safety, working off scaffolds/ladders, using man lifts, and safety related to using general hand tools.

  • Be familiar with general preventative maintenance practices.

  • Have a general working knowledge of the HVAC systems located on campus to include chill water systems, heat pump systems, boiler systems, variable frequency drive systems, and stand-alone units.

  • Be familiar with web based HVAC control systems and lighting control systems.

  • Be familiar with Microsoft Office software programs, particularly Word and EXCEL. Be familiar with other routine software products used for communication.

    SUPERVISORY CONTROLS: The Maintenance Supervisor assigns work in terms of general and specific instructions. Completed work is reviewed from an overall standpoint for effectiveness in meeting requirements or expected results.

    GUIDELINES: Guidelines include generally accepted maintenance practices, safety rules, and supervisory instructions. These guidelines are generally clear and specific.

    COMPLEXITY: The work consists of related tasks in maintenance and repair. Requirements will have to be evaluated and prioritized based on the nature of the requirement, impact to the institution, availability of repairs, and direct financial cost to the institution.

    SCOPE AND EFFECT: The purpose of this position is to assist in the management of maintenance and repair requirements. The Asst. Maintenance Supervisor will assist in the overall management of maintenance personnel and act in the capacity of the Maintenance Supervisor in his/her absence. Successful performance creates a safe, clean environment for working and learning.

    PERSONAL CONTACT: Contacts are typically with co-workers, faculty, staff, inspectors, vendors and contractors during performance of tasks.

    PURPOSE OF CONTACTS: Contacts are typically to exchange information, determine requirements, provide services, resolve problems and motivate personnel.

    PHYSICAL DEMANDS: The work requires considerable strenuous physical exertion while standing, walking, bending, crouching or stooping. The employee must frequently lift light and heavy objects over 50 pounds, climbing ladders, and use tools requiring dexterity.

    WORK ENVIROMENT: The work is performed indoors and outdoors. The employee is exposed to dust, dirt, grease, lubricants, machinery, and inclement weather. The work may require the use of protective devices such as safety harnesses, explosive meters, Freon detectors, masks, goggles or gloves.

    SUPERVISORY AND MANAGEMENT RESPONSIBILITY: This position has direct supervision over permanent, temporary and contracted personnel involved in repairs and maintenance activities. May recommend changes for higher level action. Employee is considered the technical authority in all areas of facilities/equipment maintenance and repair.

    MINIMUM QUALIFICATIONS:

  • Three to five years of construction management or facilities management experience.

  • Valid Driver’s License

  • Highschool Diploma/GED Equivalent

    The ideal candidate will have experience as a skilled worker in a construction trade or as a contractor, have supervisory experience in a facilities management position, and have experience arranging work with contractors. Must be flexible and have the ability to reorganize quickly in reaction to changing priorities.
