ABM Industries Assistant Parking Project Manager in Los Angeles, California

Overview

JOB SUMMARY:

Assist the Project Manager in overseeing and coordinating all activities related to the Wells Fargo Center parking operation. Proactively approach, greet and acknowledge all customers in a friendly, professional manner and provide quick, responsive customer service.

Pay: $80,000.00 per year.

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data.

SCHEDULE: 8AM – 5:00PM – Monday to Friday - Must be flexible with schedule

(Work some weekends as necessary)

RESPONSIBILITIES: (not limited to)

  1. Responsible for the physical condition and appearance of the location.

  2. Awareness of the parking customer base and level of activity to ensure all needs are being met, including hours of operation, security, and staffing.

  3. Assist in the planning and coordination of special projects.

  4. Complete understanding and operation of automated parking equipment SKIDATA. Perform minor repairs of SKIDATA revenue control equipment.

  5. Coordinate all regular maintenance and repairs and communicate with vendors and technicians. Ordering supplies when necessary.

  6. Assist the parking manager with rate change recommendations to maximize revenue.

  7. Management of all location staff – Hiring, training, coaching, direction and supervision, counseling, disciplinary action, and terminations.

  8. Staff scheduling for weekend and holidays. Payroll management for all employees in accordance with the budget.

  9. Ensuring all staff is taking their breaks according to state guidelines.

  10. Assist in annual performance reviews for hourly employees.

  11. Assist in the auditing of daily cash transactions, ticket and validations controls and POS reconciliations.

  12. Assist in the preparation of annual budgets help keep expenses within guidelines. Ensure all payables are handled properly and in a timely manner.

  13. Assist in handling of insurance claims for auto damages from incident to completion of claims.

  14. Knowledge of revenue and expense variance reporting, Budget preparation and other revenue related reports.

  15. Preparing and submitting financial reports to parking manager for management office.

  16. Manage time efficiently to meet all deadlines for reports and operation tasks.

JOB KNOWLEDGE/SKILLS REQUIRED:

  1. Must be able to work well under stress in a high pace environment and meet deadlines.

  2. Customer service, Employee relations and good tenant/customer interaction.

  3. Proficient Word, Excel, General Accounting, and budget preparation.

  4. Proficiency in parking access control systems is a must.

  5. Initiative, high energy, strong sense of urgency, and the ability to handle different tasks simultaneously.

  6. Must be customer focused, with excellent English communication skills (written and verbal).

  7. Detail oriented, solid organizational and problem-solving skills for a high paced environment.

  8. Ability to work well with a variety of personalities and management level.

  9. Professional manner, attitude, and appearance.
