Essential Functions and Responsibilities
- Lead programming and scheduling for owner requirements for Light Industrial Design Build (LI-DB) Projects as it adheres to the overall bid/win strategy.
- Responsible for land development on assigned projects including site planning, entitlements, design, permitting, consulting/negotiating/management of site from due diligence phase through handoff to Construction.
- Oversees preconstruction staff (as assigned), managing responsibilities include: scheduling, civil and/or design consultant coordination, team performance, primary coordination with owners, conducting meetings, internal communication, facilitating design calls, and ensuring scope/design quality.
- Plans, staffs, supervises, and coordinates preconstruction, design staff, and construction staff on assigned projects to ensure an end-to-end project delivery for client.
- Manages issues or complexities related to relationships including: clients, permitting agencies, construction staff, and design team to achieve departmental and project specific success.
- Support the Sr. Director of Preconstruction or lead as assigned in negotiating and winning work including: contracts (prime/sub), Owner/End User Relationships, Scope (Building/Site Planning), and receiving internal buy in.
- Participates in strategic planning process for Preconstruction in support of senior leadership.
- Takes accountability for and offers guidance to mid to senior-level staff across multiple projects, adherence to client specifications, timelines, and bid/win strategies.
- Develops, tenders, and oversees projects of varying scales, ranging from \$100,000 to \$250,000,000+ in development cost.
In addition to the above responsibilities, this position will be responsible for the following:
- Willingness to travel as necessary to optimize departmental efficiency and uphold quality standards.
- Participates in the identification, interviewing, and selection of new team members throughout the recruitment and hiring process.
Qualifications
- Detailed and strong understanding of land development principles, including, but not limited to: Utility design and layout, stormwater and water quality design and layout, access and roadway design and layout, earthwork/geotechnical principles, surveying principles, permitting requirements, code requirements, construction plan review and development.
- Ability to manage multiple high-profile priorities while remaining nimble to address all incoming pursuit opportunities.
- Demonstrates a strategic mindset, capable of assessing the broader context and executing appropriate next steps.
- Skillful in aiding and executing project win strategies to secure successful project outcomes.
- Strong proficiency in reading, writing, presenting, and interpreting contract documents, construction documents, and proposals.Advanced software skills, including expertise in Autodesk Civil3D (or related cad design), Microsoft Suite, Bluebeam, Keystyle, Procore, Coessential, Smartsheet, OpenSpace, and Webex.
Education
- A minimum of a bachelor\'s degree from a four-year college or
university, or equivalent experience.
- Engineering focused degree preferred (civil engineering preferred)
- Professional Engineering Licensure not required (preferred)
Experience
- Minimum of 7-10+ years land development experience
