Norhart Director of Property Management in Forest Lake, Minnesota

Position Overview:

As the Director of Property Management, you will oversee the management of all our luxury apartment units, currently totaling 1,000 units. You will be responsible for leading and coordinating all aspects of property management, including marketing, leasing, maintenance, IT, and community-building. Your role will be crucial in ensuring that our residents enjoy an exceptional living experience, from seamless technology use to meaningful community events.

Key Responsibilities:

  • Property Management: Oversee all property management functions, including leasing, maintenance, cleaning, capital planning, and projects ensuring that our properties are managed to the highest standards.

  • Leadership: Conduct regular one on ones, full team meetings, and training.

  • Financial Management: Work with the team to achieve NOI and budget goals. Ensure accurate and timely financial statements to key stakeholders including variance/narrative reporting and reforecasting. Complete annual budgets.

  • Compliance: Stays current with changes to local, state, and federal regulations and changes.

  • Community Building: Lead initiatives to foster strong, authentic relationships among residents, creating vibrant apartment communities.

  • Resident Lifestyle Improvement: Pioneer efforts to continuously enhance the lifestyle of our residents through innovative solutions and services.

  • Marketing & Pricing: Develop and lead marketing strategies and pricing initiatives to ensure competitive positioning and maximum occupancy.

  • Community Engagement: Oversee initiatives to give back to our local communities, reinforcing our commitment to corporate social responsibility.

Requirements

  • Minimum of five years' experience in multi-family housing with three years multi-site leadership experience.

  • Previous experience as a Regional Manager, Portfolio Director, Director of Property Management, Area Manager, Multi-Site Manager (large number of units 1,000+).

  • Strong understanding of fair housing, local, state, and federal laws, new construction lease-up, and project management.

  • Demonstrated leadership skills with the ability to manage cross-functional teams and collaborate across departments.

  • Strong financial insight to manage budgets, drive profitability, and make informed decisions.

  • A forward-thinking mindset with a passion for innovation and continuous improvement.

  • CRM, CPM, CAM preferred.

  • Rent Manager Experience preferred.
