Jones Lang LaSalle Senior Facility Engineer in Florham Park, New Jersey

The Sr Facility Engineer will perform HVAC and Mechanical preventive maintenance and repairs within a given geographic territory. This will include hands-on work to complete the necessary work within Jones Lang LaSalle standards and guidelines.ESSENTIAL FUNCTIONS
Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
Comply with all safety procedures.
Comply with all policies for the safe storage, usage, and disposal of hazardous materials.
Participate in ongoing technical, safety, and operational process training programs
General Interior Maintenance: hang pictures, install keyboard trays, repair office furniture systems, etc.
Special Tasks: painting, locksmith work, tenant services requests, etc., and general maintenance.
Maintain lighting system bulbs and ballasts.
Assist operations team in maintenance and repair of building and equipment.
Perform minor plumbing repairs.
Move office furniture, machinery, equipment, and other materials, as requested
Perform assigned facility inspections and due diligence efforts; report on as-found conditions.
Maintain good housekeeping and safety of work areas.
Recognize danger and safety hazards; propose methods to eliminate them.
Capable of operating CMMS work order systems
Comprehensive knowledge of Safe Work practices especially regarding energized work and working at heights.
Ability to recognize, assess and mitigate or eliminate risk.
Ability to understand and use proper PPE for associated tasks.EDUCATION AND EXPERIENCE
High school diploma or GED equivalent
Completion of an applicable technical training program, desirable.
Minimum of 3 to 5 years of applicable working experience in general building repair and maintenance, HVAC, basic plumbing and electrical.PREFERRED
Vocation degree program, apprenticeship.
Possess excellent communications skills, both written and verbal
Ability to create, modify and edit processes, procedures, and reports.KNOWLEDGE, SKILLS,
Excellent communication skills in English - both oral and written.
Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.
Knowledge of OSHA standards and local codes.
Possess hands on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems (including, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical systems) using industry standard tools and in accordance with all codes, laws, and regulations
Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.
Must be able to work independently with written work assignments and limited supervision.
Capable of operating CMMS work order systems.CERTIFICATIONS AND LICENSES
Possess and maintain a valid state driver's license.
EPA Universal Certification
R410a Certification
PHYSICAL WORK ABILITIES AND REQUIREMENTS
This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
Using ladders up to 30 ft and working from heights.
Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle
Able to work in close places such as closets, AHU, etc.
Able to work on roofs of buildings
Subject to call 24 hours per day and required to work in all weather conditions
Work can be Truck based with travel or Campus based.
Ability to lift 50 pounds
Ability to bend, sit, knell, squat, stand, reach and lay as required to access equipment components for extended periods of time.
Ability to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as required.
LocationOn-site -New Providence, NJ / Florham Park, NJPlease note:Candidate will be provided with tools required to perform assigned work scope.
