Ohio Means Jobs Cleveland Cuyahoga County is sourcing for a maintenance Technician for a Senior Living Facility in the Cleveland Heights area. This is a union position as the employer has both union and non-union positions.  Full benefits package including Medical, Dental & Vision Insurance, 403b Retirement Plan w/ Company Match, Paid Time Off Competitive Hourly Pay plus Sign-on bonus of $500! (payable $250 after 90 days of employment and $250 after 6 months of employment) General Purpose: Inspect, repair and maintain Retirement Communities facility HVAC, refrigeration, kitchen, and life safety equipment to insure peak performance and minimal down time. Conduct all organizational business and practices in accordance with the Retirement Community policies. Essential Duties and Responsibilities: Preventive Maintenance: Keeping the equipment working through servicing of equipment according to the manufacturer's recommended preventive maintenance schedule. Corrective Maintenance: Must be capable of the repair of disabled equipment; replace, repair or rework broken parts to assure that the equipment is in good working order. Overhaul Maintenance: Taking equipment off the line and replacing or rebuilding as necessary. Construction Maintenance: Adding on to or refurbishment of portions of the facility or the installing of new equipment that will complement the portion of the facility already in place; requires special planning. Emergency Coverage: Able (24 hours a day) to respond to emergencies; will carry a pager for notification. Inventory: Keep records and maintain a revolving inventory and of all parts or items that are repeatedly and frequently used in maintenance. Staff Meetings: Attend weekly staff meetings where, through joint discussion, interdepartmental issues are discussed. Reporting to Other Departments: In the case of a request for services to be rendered by another department (housekeeping, dining, nursing, etc.), maintenance will immediately refer to the appropriate department through inter-office mail or voicemail. Cooperation: Cooperate with all residents and employees who use the Maintenance Request Form in a way that all routine requests are handled methodically, and all emergency requests are handled immediately. All questionable requests are to be referred to Administration. Miscellaneous: Maintains a record of acceptable attendance and punctuality, and must observe all company rules and safety procedures, and other duties as assigned. Minimum Qualifications: High School diploma with at least five years of experience in the field. Knowledge of HVAC and refrigeration systems. Experience in the installation of HVAC or refrigeration preferred. Must have the ability to prepare and maintain accurate records, files, and reports. Physical Requirements: Ability to walk, stand, sit, crawl, twist, kneel, push, stoop, climb stairs, climb ladders, reach above the shoulders, grasp, pull, bend repeatedly, lift and carry 75 pounds and over. Working Conditions: Inside and outside, excessive heat, excessive cold, excessive humidity, excessive dampness/chill, dry atmosphere, excessive/intermittent noise, fumes, smoke, gases, dust, grease, and oils.
