What Success Looks Like In This Job

Perform a variety of complex appraisal duties, including collection and analysis of field and market data, in order to determine property values.

Appraiser I: $ 50,247.39 - $ 72,858.72

Appraiser II: $ 56,457.97 - $ 81,864.06

Examples of Duties for Success

  • Conducts appraisals of residential and agricultural property within Adams County. Visits, inspects, and measures property sites to ascertain stage of development. Takes detailed notes on quantity, quality, and composition of construction materials used. Records and/or draws property exteriors, improvements, and site boundaries. Indicates area dimensions and calculates square footage. Photographs existing property improvements.

  • Examines maps, legal descriptions, and building permits to determine and verify property locations and addresses.

  • Compares field data with existing real estate records. Updates records and property appraisal cards to reflect additions, completions, and site changes.

  • Conducts property valuation research. Collects and analyzes field, market, cost, and income data. Contacts developers, municipal departments, and other individuals to gather information. Assists in re-evaluation Process.

  • Identifies and records value estimates and adjustments for properties affected by fire damage, demolition, and other structural or functional problems leading to depreciation. Prorates taxable value of incomplete or damaged property.

  • Processes and reviews objections to assessment valuations from property owners. Prepares cases defending value of property. May represent the Assessor's Office as an expert witness before various boards and in District Court if necessary.

  • Responds to inquiries from the public that require an explanation or interpretation of the policies and procedures of the Assessor's Office.

  • Processes various appraisal forms and documentation. Files building permits and appraisal records. Maintains log of activities.

  • Assists in training entry-level appraisal staff and coordinating appropriate educational requirements.

  • May work with State Auditor to verify real property values.

  • Performs other related duties as required.

Qualifications for Success

Knowledge of:

  • Property appraisal procedures, methods, techniques and ability to classify real estate.

  • Statutes and regulations relating to real property, appraisals, and assessments. Basic understanding of relevant tax codes.

  • Various approaches to property valuation, including mass appraisal.

  • Building design, construction materials, costs, and depreciation.

  • County land values, neighborhood uses, and zoning regulations.

  • Interpersonal communication skills.

Ability to:

  • Read and interpret maps, blueprints, and legal descriptions.

  • Interpret technical instructions into mathematical or diagram form.

  • Apply logical or scientific principles to define problems, collect data, and draw conclusions.

  • Draw scale.

  • Physically inspect property sites.

  • Establish effective working relationships with County staff and officials and the general public.

  • Operate standard office equipment such as computers, copy and fax machines, and telephone system.

  • Perform the essential functions of the position.

  • Communicate clearly and concisely, both orally and in writing

  • Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work.

  • Interpersonal communication skills and ability to establish effective working relationships with County staff and officials and the general public.

More Qualifications for Success

Appraiser I:

Experience:One (1) year of appraisal, real estate, construction or related experience.

Education and Training:

  • High school diploma or GED equivalent.

  • Additional course-work or training in real estate assessment and/or construction is preferred.

  • A Bachelor's Degree may replace the required experience.

License/Certificate:

  • Possession of, or ability to obtain within two (2) years of employment, a Colorado Appraiser License.

  • Possession of a Colorado Appraiser License may replace the required experience.

  • Possession of, or the ability to obtain within two (2) weeks of employment, a valid Colorado Driver's License.

Background Check: Must pass a criminal background check.

Essential duties require the following physical abilities and work environment:

  • Work is performed primarily in an office environment.

  • Requires travel throughout the County to perform appraisals.

  • May be exposed to extreme temperatures when working outdoors.

Appraiser II:

Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:

  • Experience: Two (2) to three (3) years of experience as a real estate appraiser.

  • Education and Training:

  • High School Diploma or GED equivalent.

  • Additional coursework or training in real estate assessment and/or construction is preferred.

  • License or Certificate:

  • Ad Valorem or Real Estate Appraiser License required.

  • Possession of, or the ability to obtain within two (2) weeks of employment, a valid Colorado Driver's License.

  • Background Check:Must pass a criminal background check.

  • Work is performed primarily in an office environment.

  • Requires travel throughout the County to perform appraisals.

  • May be exposed to extreme temperatures when working outdoors.
