Facility Maintenance Manager

Location: Arlington, TX (Onsite)

Salary : starting at $95k, dependent upon experience

Position Summary

The Facility Maintenance Manager is responsible for maintaining the operational efficiency, safety, and functionality of the facility and its equipment. This role oversees preventive maintenance programs, supervises maintenance teams, and ensures compliance with safety and operational standards. Additionally, the Facility Maintenance Manager serves as a key liaison between leadership, landlords, vendors, and other stakeholders to address and resolve complex maintenance issues.

Key Responsibilities

1. Team Leadership & Coordination

  • Supervise and coordinate building attendants and Building Maintenance Specialists.

  • Assign tasks, provide clear work instructions, and monitor team performance.

  • Maintain accurate records of onsite maintenance activities.

2. Preventive Maintenance & Inspections

  • Develop and implement preventive maintenance schedules for facility equipment and infrastructure.

  • Conduct routine inspections of building systems, including roofing, plumbing, electrical, HVAC, and mechanical rooms.

  • Ensure all equipment remains in proper working order and available for use.

3. Emergency Response & Preparedness

  • Respond promptly to urgent building maintenance and equipment emergencies.

  • Maintain and oversee building evacuation and emergency action plans.

  • Participate in emergency preparedness planning teams.

4. Repairs & General Maintenance

  • Perform hands-on repairs in plumbing, electrical, mechanical, carpentry, housekeeping, and painting as needed.

  • Install new building equipment and systems when required.

  • Ensure repairs are completed in alignment with service requests and quality standards.

5. Vendor & Stakeholder Management

  • Act as a liaison between senior management, landlords, vendors, and suppliers to resolve maintenance-related issues.

  • Monitor vendor performance to ensure timely and quality service delivery.

6. Budget & Cost Management

  • Track and monitor maintenance expenditures to ensure alignment with budgetary guidelines.

  • Report budget variances and recommend cost-saving initiatives.

7. Facilities Management Software & Work Orders

  • Maintain and update Facilities Management (FM) software to ensure accurate tracking of work orders and maintenance activities.

8. Compliance & Documentation

  • Maintain thorough records of completed maintenance work, inspections, and equipment servicing.

  • Ensure compliance with health, safety, and environmental regulations.

9. Continuous Improvement & Training

  • Identify opportunities to enhance facility operations and maintenance efficiency.

  • Train and mentor team members to develop technical skills and improve performance.

10. Additional Responsibilities

  • Perform other duties as needed to support the overall functionality and efficiency of the facility.

Qualifications

Education & Experience

  • Preferred: Bachelor’s degree in Facilities Management, Engineering, or a related field. Equivalent work experience will be considered.

  • Experience:

  • Minimum of 5 years in facility maintenance, with at least 2 years in a supervisory or managerial role.

  • Hands-on experience in plumbing, electrical, mechanical, and general building maintenance.

Skills & Competencies

  • Strong knowledge of preventive maintenance practices and building systems.

  • Proficiency in Facilities Management (FM) software and work order systems.

  • Excellent troubleshooting and problem-solving skills.

  • Strong leadership and team coordination abilities.

  • Effective communication and interpersonal skills.

  • Budget management and financial acumen.

Work Environment

  • Facility-based role with regular exposure to building systems and equipment.

  • Occasional physical work, including lifting and operating tools/equipment.

  • May require after-hours availability for emergency maintenance needs.
